Unconditional Completion Guarantee Issued in Favour of Al-Barakah Marquee
To provide ironclad completion security to Al-Barakah Marquee and guarantee that the 165-ft circular dome PEB shed is delivered without further delays, M/S FUSION DEVELOPERS has handed over an unconditional Performance Guarantee Cheque of PKR 10,000,000.00 (Rupees Ten Million / One Crore Only) in favour of Al-Barakah Marquee. This guarantee remains in the secure custody of the Principal until 100% successful project completion and structural handover.
From April to August 2026, Al-Barakah Marquee disbursed over PKR 2.78 Million across 17 bank transfers and emergency site labour bailouts. Despite extended deadlines, erection was delayed due to central ring sizing and fabrication errors.
Executed on 04 September 2026 (Ref: ABM/SBW/MASTER-FINAL-2026/04), fixing the Lump Sum price at PKR 3,700,000.00, with PKR 989,872.00 remaining balance to be disbursed strictly on daily actuals.
All 20 rafters have been de-rigged to ground level. SBW Engineering resumes sole operational responsibility to rectify the central compression ring and re-erect the dome per the updated 04–30 September 2026 milestone schedule.

The Lahore Mediation Meeting & 1-Hour Formal Contract Delivery
Coordinators (Fusion Developers: Saleem Sb & Mian Usman) convened a 3–4 hour mediation session with Syed Mazhar. Handwritten draft notes finalized at 8:40 PM were formalized into the 6-page agreement (FD-SBW-2026-001) and delivered via WhatsApp at 11:43 PM.

Due to central compression ring sizing and template fit-up mismatches, SBW struggled for 9 full days. Attempting to force-align rafters with cranes caused structural deflection, requiring all 20 rafters to be de-rigged back to ground level.
Work Pause, Labour Wage Settlement & Registered E-Stamp Security
Al-Barakah disbursed PKR 547,720.00 directly to site workers to settle wages. Syed Mazhar executed a registered E-Stamp paper on 19 August issuing a refund cheque and pledging vehicle collateral.

This PKR 10,000,000.00 (Rs. 10 Million) Cheque deposited by M/s Fusion Developers (Asian International) is STRICTLY AND EXCLUSIVELY A RAW MATERIAL STRUCTURAL DEFECT & BUY-BACK GUARANTEE for primary steel. It is protected by the following non-negotiable legal terms:
Covers ONLY fatal, irreparable manufacturing defects in: (a) Primary Hot-Rolled (HR) Steel Plates & Rafters, (b) Z-Purlins, and (c) PPGI Roof Cladding Sheets / Glasswool insulation.
CANNOT BE CLAIMED OR ADJUSTED against contractor labour wages, worker strikes, mobile crane rentals, machine breakdown, project delays, contractor fooding, or civil deviations.
In case of any claim, 100% of the defective steel members must be dismantled, weighed on a certified computerized weighbridge (kanta), and physically handed over / surrendered to Asian International against the cheque value at prevailing market steel rates (Asian International buys back the material).
Al-Barakah cannot keep the steel structure while claiming the cheque. Not issued for any pre-existing debt or loan (shielded from Section 489-F PPC). Must be surrendered in original uncashed on 30 September 2026.
